Florida Renters Insurance: Frequently Asked Questions

Below, we answer some frequently asked questions from clients about Florida renters insurance.

Why does my landlord require me to carry a renters policy?

Manatee and Sarasota counties have lots of great rental properties peppering the maps. Most of the time, your landlord will require you to carry a renters policy with a minimum amount of liability. This ensures you have coverage in case someone were to get injured on your property. If you don’t have coverage to protect you, there’s a chance the injured party could attempt to go after the owner of the premises.

Landlords also require tenants to carry renters insurance to protect them from large negligent claims. In other words, if the tenant’s negligence causes a large amount of damage to the property, the landlord can file a claim on the liability portion of the tenant’s renters policy. Hypothetically, say you accidentally leave a stovetop on after cooking and the spaghetti box is close enough that it goes up in flames. Next thing you know half the kitchen is burned and the landlord will be filing a claim on your liability insurance.

How much personal property coverage do I need on my renters policy?

Many people under estimate how much coverage they will need for their belongings on a renters insurance policy. Make sure you have enough coverage to replace ALL of your belongings with new items. The insurance company doesn’t go thrift shopping. Replacement cost provides coverage to replace your stuff with new items.

Progressive’s minimum coverage allowed is $10k in personal property. Some of you might be thinking, “My stuff isn’t even worth $10K!”

Take inventory of your belongings and start adding up how much it would cost you to replace everything new. Pretend your house burned down and you lost it all. All of your clothes: underwear, socks, pants, work clothes, jackets, ties, belts, PJs, leisure clothes, etc… And then add the clothes of anyone living with you.

You need to consider all the small things around the house like curtains, blankets and pillows, silverware, dishes, pots, pans, coffee makers, trash cans, the list can go on for a long time.

Will my renters insurance policy be more expensive if I get more personal property coverage?

Yes, but only slightly. Your rates are set by many factors. Typically, getting the right amount of personal property coverage doesn’t change the price all that much. If you request a quote with me, I can walk you through the different prices for various coverages.

Will my renters insurance cover flood or storm surge damage?

No. Renters or home insurance does not cover any flood or storm surge damage. If you are in need of flood insurance, you can get a contents only flood policy.
